The adoption of new methods of housing construction like prefabrication is absolutely necessary in modern times.  Though initially it may be expensive, with the successive rise in the cost of traditional building materials and labor charges, as is being experienced in recent times, the money invested may break even within a short period of time.
 
By developing prefabricated building methodologies suited to Kerala conditions and by fulfilling the pre-requisites necessary for prefabricating such houses, it would be possible to make prefab houses more economical.  The Builders in Kerala are now considering such a concept, as a means to cut down the time involved in building tall skyscrapers.
 
In Kerala, the time taken to build a high-rise apartment complex varies from a minimum of two to three years or even more.  Even if a builder is having the necessary finances to finance the entire construction operations, due to the application of the traditional building techniques, it takes much time to build higher and higher.
 
However, in the advanced countries, it takes just a fraction of the time needed to build a high-rise apartment of similar size.  The only way in which the time taken to build a high-rise apartment has been curtailed was through mechanization.  Nowadays concrete mixers and pumps are widely used to mix and pour concrete at a fraction of the cost incurred earlier.  This work is now completed at a faster rate.  Here the quality of the final output is also enhanced greatly.
 
The leading builders in Kerala are never behind their counterparts in other parts of the country when innovating with newer building methodologies and technologies.  Some of the leading builders are already working on world class building methodologies.  Even before the government-controlled agencies could make a move in this respect, major changes are already being seen in this sector, especially in the hot Ernakulam real estate sector.
